These Terms and Conditions ("Terms") govern your use of the Michigan Appraisal Team Inc website and your engagement of our services. By using this website, you agree to these Terms. If you do not agree, please do not use the site.

1. About Us

Michigan Appraisal Team Inc is a Michigan corporation providing residential real estate appraisal and real estate services from 6775 Daly Road, Suite 104, West Bloomfield, MI 48322. Our principal, Joe Bahri, is a State Licensed Real Estate Appraiser & Realtor. Appraisal reports are prepared in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP).

2. Informational Content Only — No Professional Advice

The content on this website — including articles, guides, and blog posts — is provided for general informational purposes only. It is not legal, tax, accounting, or financial advice, and it is not an appraisal or opinion of value for any specific property. Laws and market conditions change, and every property and situation is different. You should consult a qualified attorney, accountant, or other professional about your specific circumstances, and engage a licensed appraiser for any decision that depends on a property's value.

3. No Appraisal Relationship Until Engaged in Writing

Submitting a contact form, sending an email, or calling us does not create an appraiser–client relationship or any obligation on our part. An engagement begins only when the scope of work, intended use, intended users, fee, and delivery date have been agreed upon and confirmed in writing. Any value discussion before a completed engagement is preliminary and not an appraisal.

4. Appraisal Services

When you engage us for an appraisal, the following apply:

  • Independence. Our opinions of value are independent and impartial. Fees are never contingent on a predetermined value, a minimum value, or a direction in value, as prohibited by USPAP and federal appraisal independence rules.
  • Intended use and users. Each report is prepared for a specific intended use and named intended users. It may not be reliable for any other use or relied upon by any other party.
  • Effective date. A value opinion is valid only as of its effective date. Markets change, and a later date may require a new or updated appraisal.
  • Fees and payment. Fees are quoted before work begins and are due as stated in the engagement confirmation. Report delivery may be withheld until payment is received.
  • Cancellations. If you cancel after work has begun, a fee proportionate to the work completed may apply.

5. Real Estate Services

Real estate brokerage services are provided through Max Broock Realtors under separate written agreements (such as listing or buyer agency agreements). Nothing on this website creates an agency relationship. Where both appraisal and brokerage roles could touch the same transaction, we disclose the roles and follow all applicable licensing and ethics rules.

6. Intellectual Property

All content on this website — text, design, logos, and images — is the property of Michigan Appraisal Team Inc or its licensors and is protected by copyright and other laws. You may view and print pages for your personal, non-commercial use. You may not copy, republish, or distribute site content, in whole or in part, without our written permission. Appraisal reports remain our intellectual property; clients receive a license to use the report for its stated intended use only.

7. Acceptable Use

You agree not to:

  • Use the site for any unlawful purpose or to submit false or misleading information
  • Attempt to gain unauthorized access to the site or its systems
  • Scrape, harvest, or collect information from the site by automated means
  • Interfere with the site's operation or other visitors' use of it

8. Third-Party Links and Services

This site links to third-party websites, including Max Broock Realtors and Michigan Property Tax Advocates, and may embed third-party content such as maps. These are provided for convenience. We do not control and are not responsible for their content, accuracy, or practices, and a link does not imply endorsement.

10. Limitation of Liability

To the fullest extent permitted by law, Michigan Appraisal Team Inc, its officers, employees, and agents will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for lost profits or data, arising from your use of (or inability to use) this website or reliance on its content. Liability for services performed under a written engagement is governed by that engagement agreement.

11. Indemnification

You agree to indemnify and hold harmless Michigan Appraisal Team Inc from claims, losses, and expenses (including reasonable attorneys' fees) arising from your violation of these Terms or misuse of this website.

12. Governing Law and Venue

These Terms are governed by the laws of the State of Michigan, without regard to conflict of law principles. Any dispute arising from this website or these Terms will be brought exclusively in the state or federal courts located in Oakland County, Michigan, and you consent to their jurisdiction.

13. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date shows the current version. Continued use of the site after changes are posted constitutes acceptance of the updated Terms.
