Questions Families Often Ask
Can my adult child handle the appraisal for me?
Yes. A family member, trustee, caregiver, or attorney can schedule, provide access, and receive the report on your behalf.
Do I need to clean or empty the home first?
No. We appraise the home as it is. Personal belongings do not affect the value of the real estate.
What is a step-up in basis?
Heirs generally receive a cost basis equal to the home’s value on the date of death, which can significantly reduce capital-gains tax if they sell. A date-of-death appraisal documents that value.
