Privacy Policy
Last updated: October 15, 2026
Michigan Appraisal Team Inc ("we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect through this website and in the course of providing appraisal and real estate services, how we use and protect that information, and the choices you have. By using this website or submitting information to us, you agree to the practices described here.
1. Information We Collect
Information you provide directly
When you contact us, request an appraisal, or engage our services, you may provide:
- Your name, phone number, and email address
- The property address and details about the property (size, condition, recent updates)
- The purpose of the appraisal (estate, divorce, tax appeal, pre-listing, PMI removal, and similar)
- Documents relevant to the engagement, such as trust documents, death certificates, court orders, or prior appraisals, where you choose to share them
Information collected automatically
Like most websites, ours may collect basic technical information when you visit, such as your browser type, device type, pages viewed, and approximate location derived from your IP address. We use this only to understand how the site is used and to keep it secure and working properly. We do not use this information to identify you personally.
2. How We Use Your Information
We use the information we collect to:
- Respond to your inquiries and schedule appointments
- Store website form submissions privately and email you a confirmation containing the details you submitted
- Prepare and deliver appraisal reports and real estate services you have engaged us for
- Communicate with you about your engagement, including follow-up questions
- Meet legal, regulatory, and professional obligations, including record-keeping required by Michigan appraisal licensing law and the Uniform Standards of Professional Appraisal Practice (USPAP)
- Improve and maintain this website
We do not use your information for marketing lists, and we do not send promotional emails without your consent.
3. Confidentiality of Appraisal Information
Appraisal reports and the information behind them are confidential under USPAP and Michigan law. An appraisal report is shared only with you (our client) and any intended users you authorize in writing — for example, your attorney, accountant, the court, or a lender. We do not disclose the results of an appraisal to other parties, including other family members or opposing parties in a legal matter, without your authorization or a legal requirement to do so.
4. How We Share Information
We do not sell, rent, or trade your personal information. We may share information only in these limited circumstances:
- With your authorization — for example, delivering a report to your attorney or the intended users named in your engagement
- Service providers — trusted vendors who help us operate (such as Lovable Cloud for private form storage, email delivery, and website hosting), bound to use your information only to provide their service to us
- Legal requirements — when required by law, court order, subpoena, or a regulatory authority such as the Michigan Department of Licensing and Regulatory Affairs (LARA)
5. Data Retention
USPAP and Michigan licensing rules require appraisers to keep work files — including appraisal reports and supporting data — for at least five years after preparation, or at least two years after final disposition of any judicial proceeding in which the appraiser gave testimony, whichever is longer. We retain records as required and securely dispose of them afterward. Inquiry emails and contact information are kept only as long as needed to serve you and meet these obligations.
6. Data Security
We take reasonable administrative, technical, and physical measures to protect your information against unauthorized access, loss, or misuse. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security. Please avoid sending highly sensitive documents (such as Social Security numbers) by ordinary email unless we ask for them and arrange a secure method.
7. Cookies and Analytics
This website does not use advertising or tracking cookies. Any analytics we use are limited to aggregate, non-identifying statistics about site traffic. You can set your browser to refuse cookies; the site will still work.
8. Third-Party Links
Our site links to third-party websites, including Max Broock Realtors and Michigan Property Tax Advocates. We are not responsible for the privacy practices or content of those sites. Please review their privacy policies before providing them information.
9. Children's Privacy
This website and our services are directed to adults. We do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.
10. Your Rights and Choices
You may at any time:
- Ask what personal information we hold about you
- Ask us to correct inaccurate information
- Ask us to delete information we are not required by law or professional standards to retain
- Opt out of any non-essential communications
To exercise any of these rights, contact us using the details below. We will respond within a reasonable time.
11. Changes to This Policy
We may update this Privacy Policy from time to time. The "Last updated" date at the top shows the current version. Material changes will be posted on this page.
